Design and Construction Management Services: MEP|FP design to renovate an existing 240,000 SF lab and office building plus a 20,000 SF atrium addition.

Location: Ellis Preserve, Newtown Square

Size: 260,000 SF

Highlights:  Demolition of all building systems, most interior walls and façade.  Envelope rebuilt with upgraded piano key curtainwall and new atrium. For the HVAC systems, RTU’s provide 800 tons of cooling and gas heat. The new variable-volume, variable-temperature system (VVVT) with demand control ventilation (DDV) ensures a comfortable system that is both responsive to max loads while minimizing energy consumption. The interior fit-out includes 3,000 LF of interior glass partitioned offices/gathering spaces, and over 100,000 SF of floating ceiling clouds with recessed lighting. Daylighting controls were used to balance natural and electric light close to the windows and the building’s three building-width light wells. SE designed the separation of the building’s electrical power supply from the common Ellis Preserve metering system, the power, UPS and generator backup for the data rooms and 24/7 control center, as well as the network and IT infrastructure.

 

Challenges: A tight, 15-month schedule for design plus construction.
