Design and Construction Management Services:

 

MEP|FP design to renovate the 1965 six-story reinforced concrete office building with legacy mechanical systems and single-paned fenestration.

Location: 1 Bala Building,  Bala Cynwyd PA

Size: 380,000 SF

Highlights: Rebuilt energy efficient envelope and four-story glass bump out addition with electrochromic glass.

 

The HVAC modernization plan added four new AHUs and entirely rebuilt another five onsite, reusing the existing steel casings for an environmentally friendly approach that also saved time and money. The design used fan walls with ECM motors to maximize efficiency & reliability and the modular design continues to make long term maintenance efficient too. The variable-volume, variable-temperature system (VVVT) with demand control ventilation (DCV) promotes healthy, comfortable spaces and responds well to maximum loads while minimizing energy consumption.

 

Upgraded the 13,200 Volt building transformer. 

 

The exterior lighting and power for landscape improvements included a catenary lit courtyard, electric car charging stations, new parking lot lighting and 340 feet of illuminated garden pathways.

 

Challenges: Phased construction while building remains occupied, some tenants with 24/7 schedules.
