Size: 380,000 SF
Highlights: Rebuilding the envelope with modern energy-efficient glass and adding a four-story glass bump out with electrochromic glass to house the lobby.
The HVAC modernization plan adds four new AHUs and entirely rebuilds another five onsite, reusing the existing steel casings for an environmentally friendly approach that also saves time and money. The design uses fan walls with ECM motors to maximize efficiency & reliability and the modular design will make maintenance efficient too. The new variable-volume, variable-temperature system (VVVT) with demand control ventilation (DCV) promotes healthy, comfortable spaces and is responsive to maximum loads while minimizing energy consumption.
Upgraded the 13,200 Volt building transformer.
The exterior lighting and power for landscape improvements include a catenary lit courtyard, electric car charging stations, new parking lot lighting and 340 feet of illuminated garden pathways.
Challenges: Phased construction while building remains occupied, some tenants with 24/7 schedules.
